What is an EICR?
An EICR is a formal document produced after a qualified electrician has evaluated the electrical installations within a property.
Only JIB or NECEIC registered electricians who have taken a course covering inspection and testing are authorised to carry out Electrical Installation Condition Reports. A good working knowledge of electrical installations is essential and Bradbury Electrical has decades of experience in this area.
A copy of the the final EICR report is yours to keep and will also be kept on record by Bradbury Electrical in case you need another copy at a later date.
When would an EICR be required?
There are a number of situations where an Electrical Installation Condition Report would be recommended, for instance before investing in a new property, when signing contracts for rental properties, or to add value to properties for sale.
We recommend that domestic homes have the electrical installations checked every 10 years to ensure there is no deterioration in the wiring and outlets. Rented properties should be tested every 5 years. Commercial properties have a recommendation of every 5 years and industrial buildings every 3 years. However an EICR can be carried out as often as the property owner would like.
When is a new EICR recommended?
Often when rental properties change occupancy, an EICR is requested to give new residents peace of mind. A new Electrical Installation Condition Report is also highly recommended when a building has experienced damage due to vandalism, fire or other damage.
